How to rent a room in Cork
Updated 20 October 2026 · 3 min read
The essentials for renting safely, from budget to moving day.
1. Budget
Always compare the monthly price (on RoomSearch, weekly prices are already converted). Without bills included, electricity, gas and broadband usually add €50 to €100 a month per person.
Average price in Cork
- Single room €750/month most between €700 and €800 · 45 listings
- Double room €1,113/month most between €950 and €1,200 · 94 listings
- Shared room €587/month most between €550 and €650 · 58 listings
- Studio €1,300/month most between €1,200 and €2,000 · 11 listings
Monthly price of listings from the last 6 months, including ones no longer available.
2. What to ask
- Is the price per person or for the room? Are bills included?
- How much is the deposit, the minimum stay and the notice to leave?
- What's the Eircode? (With it, you can see the exact street on Google Maps.)
- Does the owner live in the house? That changes your rights.
3. View before you pay
View it in person or do a live video call, asking to see something specific on the spot. Never pay anything before that, not even "to hold the room". See the warning signs in the scams guide.
4. Payment and your rights
- Pay by bank transfer and get a receipt. Never by Western Union, crypto or gift cards.
- Owner doesn't live there: you're a tenant and tenancy law protects you (RTB registration, a cap on the deposit).
- Owner lives there (lodger): tenancy law doesn't apply. Agree everything in writing.

5. On moving day
Take dated photos of the room and shared areas, and keep the messages and receipts: they help you get your deposit back.
